Situated on an elevated sloping site, the plot is bounded by residential development to the East and West and a railway line to the North. It also includes a number of retained mature trees. After a complex planning process, consent was granted to replace a 1970s bungalow with 3 new dwellings; a small lodge/gatehouse to the front and 2 larger plots to the rear. These were designed using roofspaces for living accommodation and maximising floor area whilst limiting mass and scale to be in keeping with the surrounding area. This was Commended in the 2015 Charnwood Borough Council Design Awards.
