Unlocking More Potential from an Auction Purchase in Thringstone

Three new dwellings in Thringstone

We are pleased to have secured another successful planning outcome from North West Leicestershire District Council, helping our client maximise the value and future potential of their investment.

The site, in Thringstone, already had planning permission in place for two new two-storey homes alongside the existing property. However, after our client purchased the site at auction, they asked us to review whether further opportunities existed to improve both the development potential and overall return on investment.

Following a detailed assessment of the site, surrounding area and local housing needs, we identified an opportunity to create a more effective and commercially attractive scheme. Rather than simply progressing with the approved plans, we successfully secured permission for a revised development of three dwellings – a single two-storey home and two bungalows – better suited to local demand.

Alongside the new homes, planning permission was also obtained for the extension and refurbishment of the existing property, improving its appearance, practicality and long-term value.

This project is a great example of how taking a fresh look at a site – even one with existing planning approval – can uncover additional opportunities. Through careful design, planning strategy and an understanding of the local market, it was possible to increase the overall potential of the development and deliver a stronger outcome for our client.
