What Do We Mean?

Our design team at David Granger Architectural Design has 40 years of experience working for builders, developers, and individuals looking to maximise the potential of their development sites and building land.

We pride ourselves on innovative architecture and individual designs with eco-technology, modern systems, open plan and contemporary layout much in mind—however, it is viability and commercial edge that helps our clients in this process.

We take a site, often with an existing approval, and work alongside a design team involving the builder/developer, cost consultant and an estate agent. We look at market conditions, possible values, ceiling prices and maximise the square footage.

We design the correct number and size of dwellings on a site to achieve a viable solution. The granting of that planning approval often increases the value of the site itself, even before development commences.

We have several recent successful projects where our developer client, following the grant of our planning submission, is taking this forward. We are presently producing working drawings to enable an early start on site. We have already enhanced the value of the project with the new planning approval.

Winfrey Farm, Stapleton

Winfrey Farm was a dis-used farm site composed of modern and traditional farm buildings. We have achieved an agricultural class Q planning consent through a carefully derived planning process, followed by detailed planning approval with extensions, new garaging and enhanced curtilages for a residential conversion scheme to create four houses. The site is in a rural location with far long reaching views towards Market Bosworth.

Windmill Lane, Austrey

Our client bought the site with the benefit of a base outline planning approval for seven homes. We have looked at the architecture, produced a scheme that provides character to this rural site, maximising the floor areas by using roof spaces and introducing three single-storey dwellings.

We prefer the term ‘single-storey dwelling’ rather than ‘bungalow’. They are contemporary/open plan with vaulted ceilings, bi-fold doors, underfloor heating and all the traditional detailing that you would expect from one of our projects.
