On the edge of Ravenstone village, this site presented both planning and design challenges that required a carefully considered approach. What began as an agricultural building has been transformed into a pair of contemporary barn-style homes, achieved through strategic planning applications and sensitive architectural design. The scheme, delivered by HCM Property Developments Ltd, showcases how complex constraints and site topography can be overcome to create an exceptional residential development.

The site sits on the edge of the village of Ravenstone and in close proximity to the Coalville urban area. The site was originally occupied by an existing modern agricultural-style building, set to the north of a number of terraced properties.

The application site lies outside of the limits of the development boundary of Ravenstone as outlined in the North West Leicestershire District Council Local Plan, which restricts development in these areas; therefore, a staged approach to obtain planning permission was required.

Planning permission was sought in 2019 for the conversion of the existing barn into 2 dwellings. This permission provided a great fallback position in planning terms for future permissions.

Due to the restrictions of the conversion of the existing building and the fact that the location of the building on site wasn’t ideal when related to existing properties, permission was then sought to demolish the existing barn and replace it with 2 new contemporary barn-style dwellings.

Planning permission was obtained in March 2021, with a further permission in 2023 to raise the height of the garages to provide accommodation over.

The topography of the site was very challenging and needed careful design input both from an architectural and engineering perspective.

The vision of the design has now been brought to life by HCM Property Developments Ltd who have created an outstanding residential development scheme through the use of quality workmanship and materials.
