We were approached by our clients Dovebury Developments Limited in 2015 to look at the Yew Tree Farm site in Nailstone: a former working farm consisting of an existing 19th Century farmhouse and single storey brick barn plus a number of more recent steel frame agricultural buildings.

The farmhouse and brick barn was classed as key unlisted buildings falling within a conservation area boundary. All other buildings were deemed unimportant and to have a detrimental impact on the conservation area setting.

When Dovebury Developments Limited approached us, the site had some planning approvals, including splitting the farmhouse into two dwellings, converting the existing single-storey brick barn to residential use, and building two new homes on the western side of the farmyard.

Our brief was to look at the potential of improving the current planning permissions to increase the site’s value and create a design worthy of its important setting.

Farmhouse conversion and development

We, alongside Dovebury, worked closely with the relevant planning authority to maximise the site’s potential by re-establishing previously demolished brick structures and adding conservation-grade garages and stable blocks.

The finished development scheme has been beautifully constructed using traditional and reclaimed locally sourced materials. Dovebury Developments specialise in traditional building techniques and have retained original architectural features throughout the development. The inclusion of Air Source Heat Pump heating systems in all properties means these characterful homes offer state of the art energy efficiency.

The quality of the scheme and the building standards have helped our clients achieve maximum sales values whilst providing a beautiful development that enhances its setting within a conservation area.

Dovebury Developments has since sold all four properties.
